What a Real HVAC Tune-Up Includes (and What a $49 Special Doesn't)
The measurements that make maintenance actually preventive, the warranty fine print it protects, and how to spot a sticker-swap visit.
Maintenance is measurements or it's marketing
Real maintenance produces numbers: capacitor values tested under load, superheat and subcooling on the cooling side, gas pressure and temperature rise on the heating side, flame-sensor microamps, static pressure, carbon monoxide at the registers. Components drift before they die — a capacitor at 80% of rating cools fine today and strands you in August. Reading the drift is the entire mechanism by which maintenance prevents breakdowns.
The warranty angle nobody mentions
Manufacturers require documented annual maintenance to honor parts warranties. The checklist a real tune-up leaves behind is paperwork with dollar value — the difference between a covered compressor and a denied claim. A visit that leaves a sticker and a scare-quote left you nothing an adjuster will read.
The calendar that works
Cooling checked in April or May, heating in September or October — before each season leans on the system, while scheduling is easy and technicians are unhurried. Maintenance customers also schedule first when the July and January call floods hit, which is the club benefit that matters most on the worst day.
