Installed furnace pricing moves on four axes: capacity (BTU), efficiency tier (80% single-stage up to 97% modulating), blower type (fixed, multi-speed, variable ECM), and what the installation actually requires — venting changes, gas line work, plenum modifications, or a matched coil if the AC is coming along for the ride.

High-efficiency condensing furnaces vent through inexpensive PVC out the sidewall instead of the chimney, but they produce condensate that needs a drain path and they demand correct combustion air.
