The honest economics of commercial hvac

Commercial HVAC pricing scales with tonnage, rooftop access and rigging, curb compatibility (adapters bridge old curbs to new units and often save real money over roof work), and controls scope. We quote in writing with lead times stated up front, because 'the unit ships in six weeks' is information a business owner needs on day one, not day thirty.

Repair-versus-replace on commercial gear is a runtime-and-refrigerant equation: a 15-year-old RTU on discontinued refrigerant with a failing compressor is spending your money either way — the question is whether it's spending toward something. We give owners and property managers the numbers to make that call, per unit, in plain English.

Timing & season

Commercial equipment fails on Memorial Day weekend and the first single-digit Monday — peak load plus deferred maintenance, every year, like clockwork. From the technician's side

Economizers are our first stop on any commercial energy complaint: a stuck-closed economizer forfeits free cooling all spring and fall; stuck-open, it heats outdoor air all winter. Verifying damper operation, sensor calibration, and changeover settings is twenty minutes of skilled work that routinely saves more than the whole PM contract costs.

The commercial classic: running units to failure to 'save' maintenance money, then paying emergency rates, rush freight, and lost business all at once — usually in the same week the walk-in also quits. The second: replacing an RTU without evaluating the curb and ductwork, which is how new equipment inherits old problems at full price.
